In homeownership, what matters most is not only getting to the finish line, but also ensuring that you have some financial cushion remaining for the unexpected expenses that can arise afterward. Do your research and understand, at minimum, the basics of the homebuying process, from what a lender can charge and how financing can change throughout the process, to the roles of your agent, loan officer, and underwriter. The more you know, the better equipped you are to advocate for yourself and stand firm when the process becomes challenging.
For me, birdSEED was the final push that helped get me across the finish line, exactly as the program was intended to do, and I could not be more grateful. I sing the program’s praises to every colleague, friend, and even church acquaintance I come across because I truly believe in the impact it can have for aspiring homeowners.
I would also encourage future homebuyers in D.C. to research every homebuying assistance program, grant, and property tax exemption for which they may qualify. Take advantage of every legitimate resource available. The more assistance you receive upfront, the less financial pressure you may carry into homeownership. Most importantly, work toward lowering your debt-to-income ratio before purchasing. Having that additional financial flexibility can make a tremendous difference when the inevitable expenses of owning a home begin to arise.

I wished I would’ve saved more because even though you find a home that you love, you still wanna add your personal touch and that comes to the cost.

My best advice for other first time home buyers that I wish I knew is Ask about every program, grant, and incentives so many buyers leave money on the table. Programs like down-payment assistance, local grants, and first-time buyer incentives can seriously change your numbers. Also Never skip inspections (and actually read them) even if the market is competitive, protect yourself and get 2 different perspectives if needed. Inspections aren’t just about walking away their leverage for many things such as repairs, credits, price adjustments, that report is your blueprint for what’s coming! An lastly, choose professionals who communicate your lender, realtor, and title company should explain things clearly, respond quickly, advocate for you, you shouldn’t feel confused or brushed off. This is one of the biggest financial moves of your life.

Any young or single person who wants to buy a home ever in life should definitely reach out to a lender, realtor, or any homeowner assistant programs to map out a plan. Often we feel like we have to wait until we have everything figured out and make an ample amount of money. When in reality knowing and mapping out a plan for resources will help a lot. There are grants and downpayment programs to help you. STAY WITHIN THOSE INCOME LIMITS.

Do your research, ask questions, and don’t go through this journey alone. Surround yourself with a stellar realtor and lender who can guide you every step of the way. Things I wish I knew: there are far more programs and opportunities available than you might think, keep asking questions to uncover all your options. Also, take time to carefully consider what you truly need and want in a home before making your decision.

You can do it.

Do all of the research you can on things like lenders and inspectors when buying a home. You should understand how much home you can afford and what your non negotiable are in a home.
